We didn’t set out to start a management company. We set out to figure out why our own HOA fees kept going up.

01How we got here

We were the owners getting the invoice.

The four of us — Jake, Justin, Rob and Lonnie — bought condos in Hoboken and Morristown, then watched our HOA fees climb for reasons nobody could explain. Turns out our management companies were quietly marking up every expense and burying it in the budget (while also charging BS budget renewal fees).

So we built the company we wished we’d hired. Flat fee. Open books. A portal where the master deed, the budget, and every dollar spent is one click away — no phone tag, no mystery line items, no markups. Like, ever.

Today we manage 30+ associations. We still read our own budgets like owners, because that’s what we are.

Three promises we don’t bend.

One flat fee

You know what we cost before you hire us, and it doesn’t move because a pipe burst. No per-door surcharges, no administrative fees invented in month four.

Zero markups

The plumber’s invoice is the plumber’s invoice — we don’t add a percentage on top, so we have no reason to prefer the expensive vendor. Unspent budget goes to your reserves, not into our pocket.

Open books

Your board sees what we see, whenever it wants to look. Budgets, reserves, and every line item live in the portal, not in an email we might get around to sending.
