01What this place is

A deliberately small portfolio, run properly.

We manage 33 condominium associations — mostly buildings of six to fifteen units. That is a choice, not a stage we are trying to grow out of. Most management companies compete on scale and volume; we would rather hold a smaller portfolio and actually do the job: close relationships with boards and owners, financial oversight that is current rather than annual, and maintenance that gets followed through.

Because the associations are small, everyone here sees every part of the work. But we silo operations deliberately so that seeing all of it does not mean carrying all of it. Nobody is drowning as a matter of policy.

What we are building is a team of thoughtful, accountable people who want to grow with the company and help set a higher standard for how small condo associations get managed. If that sounds like the job you want, we should talk.

Community Association Manager

New Jersey

You own the relationship with the boards at your buildings. The job is less about reacting to problems than seeing them coming — predicting the questions a board will ask and having the answer ready before they ask it.

  • Own board communication across your buildings
  • Prepare the annual budget renewal for each association
  • Recognise when a board meeting is needed, and run it
  • Know what is happening at every building, week to week
  • Guide an assistant manager and help them solve problems

Assistant Community Association Manager

New Jersey

The role that keeps buildings compliant and vendors moving. A lot of it is the unglamorous calendar — reserve studies, fire monitoring, onboarding — done properly and on time.

  • Coordinate vendors for day-to-day repairs and issues
  • Run the onboarding checklist when a new building joins
  • Obtain reserve studies, and explain to boards why they matter
  • Keep fire monitoring established and compliant with municipalities
  • Handle after-hours and weekend issues as they come up

Bookkeeper

Remote, US Eastern hours

Our books are reconciled every single week rather than quarterly, which is the whole reason boards can trust what they see. That standard is this role.

  • Keep association accounting current in Buildium
  • Weekly reconciliation, not monthly or quarterly
  • Work to US Eastern hours alongside the New Jersey team

Administrative and support roles

Varies
