01Why we started here

We were Hoboken condo owners first.

Vessel exists because four of us bought condos in Hoboken and Morristown and watched our HOA fees climb for reasons nobody could explain. Our management companies were marking up every expense and burying it in the budget, while charging budget renewal fees on top. We started the company we wished we had hired, and we still read budgets the way owners do, because that is what we are.

Registrations, elevator and fire inspections, insurance renewals, reserve studies, elections. None of it is difficult; all of it carries a penalty when it slips, and it slips whenever it depends on someone remembering. Our operations portal tracks every one of these and puts them in front of us before they are late rather than after.

What does flat-fee management actually mean?

One number, agreed before you hire us, that does not move because a pipe burst. No per-door surcharges, no per-statement or per-letter fees, and no budget renewal fee — a charge some managers add annually for producing a document they should already be producing.

Do you mark up repairs and maintenance?

No. The vendor invoice your association pays is the vendor invoice we received. Every job goes out to bid, we hold no preferred contractors, and we take nothing from them — so the cheapest sound bid has nothing working against it.

How often will our board see financials?

They are reconciled every week in Buildium and available to your board 24/7, always current. Many management companies close their books quarterly, and some twice a year, which means a board is often reviewing a picture of its finances that is months stale.

Is our money kept separate from other associations?

Yes. Every association we manage banks on its own. Some companies pool multiple associations into a single account; it is worth asking any manager this before you sign.

How hard is it to switch managers mid-year?

Less than boards expect. We handle the handoff — records, bank accounts, vendor contracts, owner data — and keep the board out of the middle of it. Send us your current financials and we will audit them for free first, so you can see what you are actually paying for before you decide anything.
